Pippin Title is a venture-backed real estate tech startup on a mission to bring title search into the 21st century. As a Residential Real Estate Title Search Quality Control specialist, you will play a critical role in our production pipeline, ensuring that every title report delivered to our clients meets the highest standards of accuracy and legal integrity. This remote-first position is ideal for a diligent professional who thrives in a fast-paced environment and possesses a deep understanding of property ownership and encumbrances.
In this role, you will act as the final line of defense, collaborating closely with our internal search team and customer service department to streamline the real estate closing process. You will leverage our proprietary cloud-based software to manage complex workflows, resolve chain-of-title discrepancies, and provide clear communication to our diverse clientele of title insurance companies and financial institutions. We are looking for an ambitious 'do-er' who is eager to grow alongside a scaling company while maintaining a commitment to excellence and continuous learning.
Key Responsibilities- Conduct thorough technical audits of completed title searches to ensure 100% accuracy, completeness, and strict adherence to client-specific Standard Operating Procedures (SOPs).
- Examine and interpret complex legal documents including deeds, mortgages, federal/state inheritance taxes, liens, judgments, easements, and bankruptcy filings.
- Analyze property chains of title to identify defects, determine legal ownership, and verify legal descriptions of property for title binders.
- Synthesize data from internal teams and outside ground abstractors to prepare comprehensive property reports and title commitments.
- Collaborate with the Customer Service team to provide timely updates and expert clarifications to clients regarding order inquiries and title findings.
- Extract and input precise data into proprietary software systems, maintaining a high level of detail to ensure professionally formatted final products.
- Monitor and meet strict project milestones and delivery deadlines in a high-volume, production-oriented environment.
- 1 to 4 years of professional experience as a Title Abstractor or Title Examiner is required.
- Proven expertise in online title searching across various state, city, county, and school property tax jurisdictions.
- Strong analytical skills with the ability to evaluate legal documents such as chancery proceedings, foreclosure records, and plats/maps.
- Proficiency in Microsoft Office Suite, specifically Excel and Word, for data management and report generation.
- Familiarity with industry-standard title platforms such as SoftPro, Qualia, or DataTrace is highly preferred.
- Excellent communication skills with an appreciation for direct, candid feedback and a collaborative team spirit.
- Ability to work independently as a remote employee for a full 8-hour shift, with flexibility for overtime to meet client requirements.
