About the Role

Arboretum Services Ltd is seeking a dedicated and proactive Property Maintenance & Operations Coordinator to join our dynamic team. In this pivotal role, you will be responsible for the end-to-end upkeep of our premium properties, ensuring that all equipment, mechanical systems, and physical structures are maintained to an elite operational standard. This position is designed for a versatile professional who thrives on variety, combining technical expertise in facility management with a hands-on approach to problem-solving. As a key member of our operations team, you will safeguard our assets through meticulous preventative maintenance and rapid emergency response.

Key Responsibilities

The successful candidate will take full ownership of the property’s physical health, executing a comprehensive range of technical and operational tasks:

  • Execute routine and preventative maintenance schedules across all properties, focusing on the longevity and efficiency of building systems.
  • Perform specialized HVAC servicing, including deep cleaning, filter replacements, and complex troubleshooting of AC units.
  • Manage basic electrical repairs, including the replacement of fixtures, diagnostic fault-finding, and ensuring all installations meet safety codes.
  • Address plumbing requirements by performing installations, managing leaks, and providing rapid response to urgent repair situations.
  • Conduct regular inspections and servicing of mechanical systems, including gates, pumps, and specialized tools to ensure 100% reliability.
  • Oversee the aesthetic and functional upkeep of exterior spaces through power washing and landscape-adjacent maintenance.
  • Lead hurricane preparedness initiatives by securing property assets and implementing robust safety protocols ahead of weather events.
  • Maintain accurate digital logs of maintenance activities, manage tool inventories, and coordinate the procurement of parts and supplies.
  • Provide critical support during emergency callouts, participating in an on-call rotation that includes evenings, weekends, and public holidays.

Qualifications

We are looking for a technically proficient individual with a strong work ethic and the ability to work independently in a variety of environments:

  • A minimum of 3 years of professional experience in property maintenance, facilities management, or a high-level handyman role.
  • Demonstrated proficiency in AC systems, electrical repair, and plumbing maintenance.
  • Physical stamina and the ability to perform demanding manual labor in outdoor and waterfront environments.
  • Previous experience working on boats or within marine environments is strongly preferred and will be considered a significant advantage.
  • A proactive, maintenance-first mindset with the ability to identify potential issues before they become costly repairs.
  • Exceptional problem-solving skills and the flexibility to adapt to changing priorities in a fast-paced setting.
  • Proven ability to work a flexible schedule, including participation in the emergency on-call rotation.
